Latest Citrus Hills Housing Market Update

The latest Florida Realtors® data for the Citrus Hills CDP shows a market with fewer homes for sale than a year ago, while homes are taking longer to sell.

In June 2026, 23 single-family homes closed with a median sale price of $415,360. Active inventory stood at 127 homes, representing a 5.3-month supply of inventory.

Buyers appear to have more negotiating leverage than the inventory numbers alone might suggest. The median home sold for 88.5% of its original list price, compared with 93.5% in June 2025, while the median time to contract increased to 121 days.

Cash continues to play a significant role in the Citrus Hills real estate market. Thirteen of the 23 closed sales in June were cash purchases, representing 56.5% of all closed sales.

What Does the Citrus Hills Market Mean for Buyers?

The June numbers suggest that buyers should pay close attention to both asking price and time on market.

Although active inventory is lower than it was a year ago, homes are taking considerably longer to go under contract. The median time to contract reached 121 days in June 2026, compared with 90 days in June 2025.

Another important number for buyers is the 88.5% median percent of original list price. A year earlier, that figure was 93.5%. This suggests that some sellers have had to adjust their expectations from their original asking prices.

That does not mean every Citrus Hills home can be purchased for 11.5% below its asking price. The statistic compares the final sale price with the home's original list price, and an individual property may have undergone one or more price reductions before receiving an offer. Well-priced homes and particularly desirable properties can also behave very differently.

For buyers, the important takeaway is that there may be opportunities to negotiate, but each property should be evaluated individually using recent comparable sales, its condition, location, upgrades, homesite and time on the market.

What Does the Citrus Hills Market Mean for Sellers?

Pricing correctly from the beginning is particularly important in the current Citrus Hills market.

The median time from listing to contract increased to 121 days in June, while the median time from listing to completed sale reached 157 days, compared with 124 days a year earlier.

The widening gap between original asking prices and eventual sale prices is another reason sellers should pay close attention to their initial pricing strategy.

A home that is priced appropriately for its location, condition, upgrades and current competition may perform very differently from the overall market statistics. Sellers should therefore look beyond a community-wide median and evaluate the homes they will actually be competing against.

Are Citrus Hills Home Prices Going Up or Down?

The median sale price was $415,360 in June 2026, compared with $430,000 in June 2025, a year-over-year decrease of 3.4%.

The average sale price was $431,359, compared with $463,092 one year earlier, a decrease of 6.9%.

Monthly prices in Citrus Hills can fluctuate considerably because the number and type of homes sold changes from month to month. During the 13-month period from June 2025 through June 2026, the monthly median sale price ranged from $359,000 to $460,000.

For that reason, I would not use a single month's median price to determine what a particular Citrus Hills home is worth.

Is Citrus Hills a Buyer's or Seller's Market?

The June 2026 statistics present a mixed picture.

Citrus Hills had a 5.3-month supply of single-family homes, down from 7.1 months in June 2025. At the same time, homes took longer to sell and the median sale price represented only 88.5% of the original list price.

Rather than relying on a simple buyer's-market or seller's-market label, buyers and sellers should look at the specific price range and type of property involved. Conditions for a condominium, an entry-level single-family home and a luxury Terra Vista property can be very different even during the same month.

Cash Buyers Remain Important in Citrus Hills

Cash purchases accounted for 56.5% of June 2026 closed sales, compared with 50.0% in June 2025.

That is an increase of 6.5 percentage points from a year earlier.

Thirteen of the 23 homes sold during June 2026 were cash transactions.

For buyers using financing, a high percentage of cash transactions does not mean that financed offers cannot compete. Price, contingencies, closing timeframe and the overall strength of an offer can all be important when a seller evaluates competing offers.

Monthly statistics can move substantially in a community the size of Citrus Hills, so I prefer to look at trends rather than relying on one month's numbers.
