Thinking of buying in Citrus Hills? Whether you're planning your Florida retirement, looking for a second home, or relocating to the Nature Coast, Citrus Hills offers an incredible blend of luxury, lifestyle, and value. But before you start shopping, here are the essentials every buyer should know.

1. Citrus Hills Is a Master-Planned Community — With 14 Villages

The Villages of Citrus Hills is not a single neighborhood but a collection of 14 distinct villages, each with its own HOA, home styles, and amenities. From Terra Vista's gated luxury to Brentwood’s bundled golf to Fairview Estates' acreage lots, there’s a village here to match your lifestyle and budget. Compare the 14 Villages of Citrus Hills

2. Social Membership Is Deeded — and Not Optional in Some Areas

If you're buying in Terra Vista, a Social Membership is required and deeded with the home. In other villages, it may be included or not — but you can’t buy it separately. The membership unlocks resort-style amenities like:

3. HOA Fees Vary — Some Are Annual, Some Monthly

Depending on the village, your HOA fee might be as low as $135/year (Fairview, Greenbriar, etc.) or $250/month in villages like Brentwood and Terra Vista. Care-free homes will have an additional HOA fee for yard maintenance. If the home has a deeded Social Membership. there will be an additional fee of $189 a month on top of the HOA fees. 4. Resale vs. New Construction — Both Options Are Available

You’ll find a mix of:

  • Resale Homes: Often include social membership, mature landscaping, and are available now

  • New Construction: Modern finishes, warranties, and the ability to customize — but not available in every village See Current Homes for Sale Explore New Homes

5. You Can Use a Real Estate Agent (and You Should)

Unlike buying directly through the Citrus Hills sales office, working with an independent agent like Jacqueline Dabb gives you:

  • Unbiased guidance across all 14 villages

  • Access to resale listings and new construction

  • Help navigating social membership, fees, and policies

  • A local expert who knows the ins and outs of each HOA

6. There Are No CDD Fees — Unlike Other Florida Communities

Unlike The Villages, Citrus Hills does not have Community Development District (CDD) fees. That means lower long-term costs and fewer hidden expenses over time. ***Only Davis Reserve will have a CDD fee.

7. Golf, Tennis & Spa Access Depends on Your Membership

If access to golf or the spa is important to you, make sure the home you're buying has active social membership status. Not all homes do — and you can’t add it later.

8. It's Just an Hour from Tampa or Orlando — But Feels a World Away

Many buyers fall in love with Citrus Hills because of its setting on the Nature Coast. You're near:
