Exciting progress is underway in Davis Reserve, the highly anticipated new addition to the Villages of Citrus Hills. As construction picks up pace, this village is beginning to take shape as a premier destination for luxury living in Central Florida.

Grand Entrance Now Underway

One of the most notable updates is the construction of the guardhouse at the entrance to Davis Reserve. From current visuals, it's clear this won’t be your average neighborhood entrance. The structure appears to include two dedicated lanes—one for residents using transponders and another for guests and visitors. This design not only enhances traffic flow but also ensures security and ease of access.

Adding to the grandeur, two large decorative waterfalls are being constructed—one on each side of the guardhouse. These features are expected to offer a stunning first impression while also serving a functional role: helping to buffer and deaden traffic noise from nearby W. Norvell Bryant Highway.


Pool Plans Revised, Amenities Expanded

At the latest community meeting, the builder announced a change in the original amenity plan. The proposed 3 tierred infinity pool could not meet commercial and building code requirements for the development and will no longer be part of the final design. But there’s good news: the pool will be simplified, and the budget will be redirected to enhance other community features.

These include:

  • An expanded entertainment pavilion and event deck for social gatherings.

  • Pickleball courts, a favorite among residents and a staple of active adult living.

  • A brand new outdoor workout area, perfect for enjoying Florida's sunshine while staying fit.

These improvements are aimed at maximizing outdoor enjoyment and supporting the vibrant, healthy lifestyle that Citrus Hills is known for.

About the CDD Bond at Davis Reserve of Citrus Hills

It was also confirmed that Davis Reserve will be subject to a CDD (Community Development District) bond. This bond helps fund infrastructure like roads, streetlights, landscaping, and drainage systems within the community. While common in new Florida developments, it’s something for prospective buyers to be aware of as part of their overall homeownership costs.

Access for Social Members

In a welcome development, it has been announced that Citrus Hills Social Members will have access to the amenities at Davis Reserve. This opens up new recreational and entertainment options for existing residents across the community, adding even more value to the Citrus Hills lifestyle.
