It turns out to be a fascinating piece of local development lore, a shifting master plan, and a massive financial win for the residents living just outside the gates on streets like East Joplin Court.

The Shifting Master Plan

Decades ago, when developers first envisioned expanding the Villages of Citrus Hills, this entire pocket of land was slated to become a grand, expansive estate neighborhood called Hampton Hills. The grand entrance sign was constructed outside to prepare for a premier, custom-home gated enclave.

However, as the local real estate landscape evolved, developer Stephen Tamposi and his team adjusted their master plan. They decided to pivot, shifting the boundaries and transforming the gated footprint into what is now the flagship village of Terra Vista.

Legally Hampton Hills, Operationally Terra Vista

Because the developers adjusted the boundaries mid-stream, the neighborhood was split into two distinct identities:

• Inside the Gates: The high-end, 24/7 manned gated portion officially opened as Terra Vista.

• Outside the Gates: The remaining un-gated parcels—including East Joplin Court—had already been recorded on official county real estate plats as Hampton Hills 1st Addition.
